This is a recently built house (2000) with good standards of insulation.
The house is 100 square metres, with permission to build another 40 square metres if required. It has a 60 cubic metre sterna.
The house is in the Kato Chorafi area. The land is fenced and is surrounded by pine trees on three sides, including some which are on the land and shield it from the road.
The entrance is particularly attractive and the current owners, rather than using the garage, park their car in the shade of the trees!

This property has been running entirely on solar electricity but mains electricity has now been connected giving the new owners a choice. The house will be able to operate entirely on electricity, or electricity together with solar water heating, or (having purchased new batteries) entirely on solar power in the summer, or (with some additional panels) entirely on solar power year round.
The main electricity box is designed to switch from solar to mains at the flick of a button and the house is equipped with 240V sockets.
The property has a telephone connection.
This is a single storey property with the main entrance  on the road side of the house (as opposed to the sea view side) and has a storm porch.
Adjacent to the main door the current owners have a table and chairs for use in very hot weather, as it is cool here.
The main door opens into the living room (6 x 3.75m) with tiled floor, Sporades ceiling, windows to two sides and doors to the terrace. There is a log burner which operates a Norwegian warm air heating system which has ducts into every room. The property is being sold furnished apart from a small number of items of furniture of sentimental value.
On entering the house through the main door the living room is to the right. To the left is the kitchen (2.5 x 2.25m approx), which is open to the living room but has it’s own separate area. It has a tiled floor and part tiled walls and has a ceiling which is part concrete (with spotlights) and part wood beamed. The current fridge freezer works on solar electricity and there is a cooker and extractor fan although the oven will only work on mains electricity.

The ceiling and roof design in this property is very interesting and gives the property a lot of character, but is also designed to accommodate the heating system.

From the living/kitchen area Bedroom 1 is on the far side of the kitchen and measures 3.25 x 3m. It has a concrete ceiling and wooden floor, with windows to two sides and doors to the terrace. It has wooden, louvre door floor to ceiling wardrobes and a wooden chest with mirror.
Please not that the owners wish to take the bed from this bedroom.
This room has an en-suite bathroom.
This is a large (3.25 x 2.25m) and particularly well appointed bathroom.
It has a bath, shower cubicle, toilet and “his and hers” sinks, set in a vanity unit with an enormous mirror above it.
The floor is tiled and the walls are three quarter tiled, with inset mosaic tiles.
All the fixtures are a high quality.
Bedroom 2 (3.25 x 2.5m) is adjacent to Bedroom 1 and opposite the kitchen, with a tiled floor, a wooden beamed ceiling and two windows. This room is currently being used as a study but would make an adequate guest room.
Bedroom 3 is accessed from the living area and has a shower room adjacent to it, making an ideal guest “suite” at the opposite end of the house from the main bedroom - or, as used here, a lovely study. It is 3.25 x 3m and has windows to two sides and an external door with stained glass insert.
This is the only bedroom which does not have a sea view.
However, given it’s location; to the side of the house, close to the drive, with an external door, it would also make an ideal office, with access for clients, separate from the main house.
(Or late night access for a noisy teenager!?)
When you have to write descriptions of houses you learn to recognise good design, and this is good design! The shower room is between the main door and the third bedroom and is adjacent to the living room, making it ideal both as a toilet for guests and as a shower room for bedroom 3. It measures 1..5 x 1.2m and has a tiled floor, three quarter tiled walls, toilet, basin and shower and this room also has a stained glass window.
The terrace extends across the whole width of the house, and more.
The area outside the living room measures approximately 7 x 2.75m. The sterna is beneath here and has an inspection hatch on the terrace.
The area outside Bedroom 1 is up two steps and is approximately 2.75 x 2.75m. The terrace extends round the side of the house  giving another area of about 5 x 4.25m and additional options for shade.
In addition to the sterna, the area under the terrace also provides space for a garage with integral apotheki.
Around the corner to the side of the house is an external shower area.

Now for the views. Somehow photographs never seem to do them justice, but believe me they are spectacular, from the Brothers to the right across to Peristera and the outlying islands, and up the coast from Votsi, to Kokkinokastro and beyond.
