ALONISSOS
GREEK ISLAND
PROPERTY
PAG2 185,000 Euros
4,900 square metre plot
Panoramic sea views
2 beds, potential to easily expand
This property, built in 1991, is in the Pagiri area, about 5km and a 10 minute drive away from Patitiri.
It has mains electricity and a large (85 cubic metres) sterna for rain water collection.
It has solar water heating, a telephone line and satellite TV.
The property is approached up a long drive (above) and has panoramic sea views to Peristera, the Brothers and south towards Patitiri.
It currently comprises a large bed/dining/kitchen/living room, a bathroom and a studio room.
The main section of the house is stone fronted, with a large partly covered terrace to the front.
Beneath the terrace is the sterna, also stone fronted.
To the left of the sterna is the separate studio room and to the right is another partially completed studio room.
Stone steps lead up from the rear of the studio to the main house and
terrace. To the right of the steps is the apotheki (see below).
The apotheki is dry and provides a substantial storage area as well as containing the water pump and main electricity box.
This property has UK plumbing, meaning no need for a bin beside the toilet!
It also has UK electrical installation, with 3 pin earthed sockets throughout the house.
To the rear of the house is a gravity fed water tank, for use in case of power cuts. This is not currently connected but can be re-connected easily. The substantial contents of the apotheki, including a generator are not included in the price but negotiable as part of the sale.
The large terrace is plaka paved, has access to the sterna and is part covered.
From here there are wonderful sea views, interrupted only by established pine trees which both enhance the view and protect the area from further building. For more sea views see below.
From the terrace a door leads into the main house. This large room (9 x 6m) has a wooden floor, Sporades style wooden ceiling and windows to three sides.
The bathroom is through the door to the rear.
This substantial room provides ample space for a couple to live comfortably. The raised bed platform (above, left) provides storage space beneath and this area could easily be partitioned off to create a private bedroom if required.
The property is being sold furnished although there are some items of furniture which the owner wishes to retain.
This room is currently heated with an antique wood burner, which, although not included in the sale price, can easily be replaced.
The bathroom (4.5 x 3.25m) has a tiled floor and wooden ceiling. It has a full sized bath and basin in a substantial vanity unit. It is fully tiled, with 2 windows and also contains the washing machine and further storage.
The completed studio room which is at a lower level and to the left of the main house measures 5 x 3m and includes a shower room and kitchenette (currently not fully fitted). It is in need of replacement windows and re-decoration.
Left: fully tiled shower room with wooden ceiling, small window and basin, hiding. to the left.
Right: on this land it is not necessary to be at the higher levels to have a good sea view!
To the right of the main house, again at a lower level, is a partially finished further studio room. The foundations and concrete shell, which are the expensive parts, are completed. This room could be utilised however you wish.
If you do not require the space and do not want to incur the expenditure of completing this it could easily and cheaply be converted to a garage or storage room. If you do require more space this land also has permission for further building (eg above this room?)
Returning, now, to the terrace, you can see from these pictures that the views are largely un-interrupted. The already substantial terrace, which is well planted, can also be extended by utilising the roofs of the two studios if required
Below: the sea views, from Peristera to the left, across to the Brothers and right towards Patitiri. Behind the house the land rises to a peak, with a ruined chapel and views to Skopelos and the sunsets. The sun rises over the sea opposite the house.
Above right: to the rear of the house.
I hope this gives you the idea?!
How would you decide which to leave out?
This is a wonderful plot of land, with an established property to move into, straight away.
If you are looking for a piece of land with wonderful sea views but are worried about the prospect of building then this could be the answer!
Here, you have the opportunity to complete the house as you wish, at your own pace, but with a comfortable living space to stay in whilst you are undertaking further work.
Alternatively, simply complete the unfinished studio as a garage/store room, decorate the completed studio and leave it as it is; ideal for a couple with occasional visitors.
Either way, this is a real bargain and a rare opportunity to purchase a desirable piece of land with an existing house at a very realistic price.
