A 2 bedroom house in the centre of Patitiri
with a large garage, ideal for boat storage, workshop, or possibly a shop.
This is a substantial property in the centre of Patitiri, where few houses come onto the market. It is within 5 minutes walk of all the facilities of Patitiri, ie. the shops, bank, post office and harbour. The nearest supermarket is only a few yards away.
The front door, to the side of the house, opens into the spacious (4.64 x 3.5m) living room, with windows to front and side. Imaginative lighting gives the room a very cosy and welcoming atmosphere, but unfortunately the camera flash removes this in the photographs. The living room has a wooden ceiling and floor, wooden staircase, built in bookshelves and a wood burning stove. There is plenty of space for the settee, easy chairs and dining table, which extends to seat 6 people. A square archway leads from the living room into the kitchen. If you need space in your kitchen then this is for you! It is 4.25 x 2.45m, and has 14 base units and 9 wall units! Again the lighting is imaginative, with 3 spotlights at each end of the room. The sink and work surfaces are marble, the walls are tiled and the kitchen is equipped with electric cooker and fridge freezer. The sterna is beneath the kitchen with the water pump being housed in one of the base units. There are two windows to the side and the floor is stone tiled.

The stairs open into the main bedroom (5 x 4.5m) with a wooden beamed ceiling, wooden floor and windows to front and side.
A door to the front leads onto a balcony (4.5 x1.5m), whilst one to the rear leads to the bathroom and small second bedroom.
The large bathroom (3.25 x 2.6m) has a window to the side, tiled floor, part tiled walls and has a toilet, basin, shower and washing machine. This room is large enough to be redesigned if required, either to enlarge the size of the second bedroom or to provide separate access to the second bedroom.
The views from the balcony, whilst not spectacular, are a lot pleasanter than one might expect from a town property. The trees on the cliff (top left) are adjacent to Patitiri beach, just a few minutes walk away with crystal clean and clear water. From this house you can pop out for a swim before breakfast, almost whilst the kettle is boiling!
The second bedroom (3.25 x 2.27) is accessed from the bathroom. From this room a wooden ladder staircase (seen top right of photograph) leads up to the roof. It may be possible to replace this with a folding, pull down ladder or even to dispense with it completely and rely on a ladder for access to the roof.

The garage is a major feature of this house. Few houses on the island, particularly in the towns have garages and this one is enormous. It measures about 9 x 4.5m. It has both an external wooden door and an internal iron security door. I am told it was once used as a shop and that the previous owners kept a boat in it. It could be adapted for any number of uses. It would seem a shame to just keep a car in it! At present it is only being used for storage and it has vast numbers of logs for the wood burner stored at the rear. This brings a whole new meaning to having a “shed at the bottom of the garden”!
If you are looking for a house with workshop space or storage space or if you just want a holiday home in the heart of the Greek community with all it’s facilities then this is a house not to miss. It is one of the few properties for sale on the island where you could realistically manage without any transport, regardless of how fit you are, if you wish to do so.
