R1 Now only 299,000 Euros
Large modern property.
Split into 2 separate apartments.
Forest setting with sea views.
Secluded location.
This house was completed in 2001 and consists of two separate apartments, one of 93 square metres and the other of 80 square metres.
Each apartment has 2 bedrooms a living/dining area, a kitchen and a shower/bathroom.
There are two apothekis (storage rooms). These contain a considerable number of quality power tools, which are available, if required, for purchase separately. The larger one is more like a utility room as it also contains the heating boiler, washing machine and dryer.
The house has mains electricity, diesel fuelled central heating and two separate sternas (water tanks) together totalling 150 cubic metres. If you are not familiar with your water consumption this is an enormous amount!

The house is accessed along a lovely lane through the forest and is set in a clearing of 5000 square metres, part planted with olive trees. It has views of pine covered hills and the sea.
The land is surrounded by forest which should protect the privacy and seclusion of this property and yet is only about 5 minutes drive from Patitiri. (The harbour town).
A driveway leads down from the road to the house and a few steps lead down under a shady vine covered pergola to the main entrance of the ground floor apartment. From here there are also stairs, outside the house, up to the main entrance of the upper apartment.
The entrance door to the ground floor apartment leads into a small entrance porch.
From there, the wooden door (seen right) opens into this lobby area which then opens directly into the living/dining area.
All external doors and windows in this house are UPVC, double glazed, with mosquito screens and shutters.
The living/dining area measures
10 x 4.37m, narrowing to 3.37m.
It has a stone tiled floor, two sets of double doors to the balcony and a window in the sitting area. The sitting area has a working fireplace and the TV is linked to a satellite dish in the garden.
Please note that I took these photos with most of the doors and windows shut as it was so bright outside. With them open all the rooms in these two apartments would be extremely light.
The kitchen opens off the dining area and measures 2.5 x 2.12m.
It has a window, modern wall and base units, a stainless steel sink unit and is part tiled.
At present it has a fridge freezer, microwave and an electric hob.

The balcony to the living/dining room measures 9 x 2.375m and is partly shaded by the upper balconies.
There is no sea view at this level, but the views of the olive trees in the garden and the distant, completely unspoiled hills, with hardly a house in sight, make this a wonderfully relaxing and peaceful spot.
Below left; the concrete square is one of the sternas and could easily be disguised.
Bedroom 1 (3.187 x 2.437m) has a stone tiled floor, double doors onto the balcony, a window to the side, a ceiling fan and built-in wardrobe.
Bedroom 2 (3.5 x 2.87, narrowing to 1.75m) has a stone tiled floor and doors onto a small side balcony. It also has a large floor to ceiling
built-in wardrobe.
The bathroom measures 3.312 x 1..688 m and is three quarter tiled. It has a tiled floor and a small window. There is a full sized bath with shower attachment, together with a white toilet and basin.
The upper apartment is completely separate from the ground floor apartment, but there is so much space in both living rooms that they could be combined, by an internal staircase if desired.
The layout of this apartment is the same as the ground floor apartment; an entrance lobby (left) leads into the living/dining area with a kitchen area adjacent. The bedrooms and shower rooms are reached from a small hall, to the left of the living room.
The only difference is that the living room in this apartment is smaller.
The living/dining room measures 5.74 x 4.5 m and has a terracotta coloured tiled floor, a Sporades style ceiling and fireplace and a built-in bench seat. This room has double doors and a window to the front balcony and also double doors to the side terrace.
The kitchen and lobby together measure 3.82 x 2 m. The kitchen has a Sporades ceiling, tiled floor, a stainless steel sink and a good range of wall and floor cupboards, some with glass doors, for display.
Right: the kitchen as seen from the living room.
Bedroom 1 measures 4.39 x 3.15 m and has a Sporades style ceiling and terracotta tiled floor. It has three windows to the front and double doors onto it’s own small side facing balcony. The built-in wardrobes are inset and not included in the dimensions of the room.
The front balcony, accessed from the living room, has a sea view and views of the pine forests on the other side of the valley.
The side terrace is a substantial size; 3.75 x 3.75 m, big enough for a table and chairs for four people to eat out here. (or even more).
This terrace has sea views and, again, views of the wonderfully unspoiled forest setting.
Left: the olive trees are on the land owned by this property and the pine trees mark the boundary.
Above left: this is the side of the house where the bedrooms are.
You can just see the balconies for the two smaller bedrooms (one at ground floor level and one on the upper floor). The balcony for the upper main bedroom is hidden by the olive tree!
Above right: the same side of the house again, from a different angle, showing, again, the pine tree boundary, on this side, and the views.
Bedroom 2 (3.37 x 3.15 m) has a Sporades ceiling, tiled floor built-in wardrobe and double doors to it’s own small balcony.
The shower room (3.3 x 1.7 m) has a tiled floor and walls, and modern white fixtures and fittings.
You may have noticed that each of the rooms in this apartment has it’s own Sporades style ceiling, but the roof on the outside is a single roof.
This is a special and expensive design, which makes the interior much more attractive, but leaves the exterior more practical.
